Questions

Do I need a lawyer if my agent has a lease form?

Agent forms are a starting point. A lawyer checks the form suits your property, your tenant and the retail lease rules if they apply.

Who pays the legal costs for the lease?

It depends on the lease and the law that applies. For retail shop leases in NSW there are limits on what the landlord can charge the tenant. Ask me before you agree.

What security should I ask for?

Usually a bank guarantee or bond, and a personal guarantee if the tenant is a company. The right amount depends on the rent and the risk.

My tenant has stopped paying. What do I do?

Get advice before you act. Notices and lock-outs must follow the lease and the law, or you risk a claim against you.

Leasing your property?

Get the lease right before the tenant moves in. Fixed quote before any work starts.
